Have you ever woken up (very) late on the weekend? Then you must know too well this feeling of guilt when you realize the day already started. And, by the time you try to figure things out, your belly is there to remind you that it’s time to eat!

If you recognize yourself in this situation, then this article is for you. First, reassure yourself: your day is not ruined! Now, get ready because it is time to head towards *fabulous* Smorgasburg, Brooklyn!

On a scale from 0 to 10, the level of excitement/happiness I felt discovering Smorgasburg is a well-deserved ‘going to Walt Disney World in Orlando as a kid for the first time’ – I know, it might sound exaggerated but I basically live to eat.

As you might have guessed, my own experience with Smorgasburg was fantastic. Unfortunately, I believe it is one of those events that not everyone is aware of and a place that is mostly frequented by Brooklyn residents. Therefore, it is my duty to inform you about this ultimate food heaven.

First things first, what is Smorgasburg?

Smorgasburg is the biggest open-air food market in the USA that gathers around 100 local vendors.

There, you can have all sorts of original snacks such as Korean-style hamburgers, Filipino lumpia, Japanese raindrop cakes, … as well as delicious specialties such as doughnuts,  lemonades or ice creams. All your unexpected food dreams turn into a reality.

Where is it located? When can I go?

Locations in New York City are in East River State Park (Williamsburg, Brooklyn) on Saturdays and in Prospect Park (Park Slope, Brooklyn) on Sundays, from 11 am to 6 pm – between April and October. The market opens rain or shine, including on holidays.

For the Williamsburg location, the closest subway station is Bedford Avenue, accessible through the L train. The Prospect Park stop is the nearest by for the Park Slope location, served by B, Q and S trains.

What about the price?

My only regret going to the market was that I did not have an extra stomach to stuff it with even more food. Believe me, I have an enormous appetite and after getting 4 items (one hamburger, around ten lumpia, a doughnut and a lemonade), I had already attained my maximum capacity!

Judging everything I had gotten, a budget of 25 dollars per person should be fine as the average item costs between 2 and 15 dollars.

What makes it so special?

It depends on what you are looking for and on the day you plan to go there. If you have not made up your mind yet, this might help you:

  • On the one hand, Williamsburg is a very HIP, free-spirited, party-like area with an agitated nightlife that is mostly inhabited by the New York City young upper class.
Smorgasburg market faces a beautiful waterfront view on the Manhattan East Village, where you can enjoy a romantic sunset while gentle breezes caress your cheeks (you get the picture).
  • On the other hand, we have Park Slope which is a well-off neighborhood as well. It is a safe place to live in since it is mainly frequented by young families and that places open after 10 pm could be counted on the fingers of one hand.
Smorgasburg takes place in the famous Prospect Park, a place where runners, cyclists, dog walkers and parents with strollers cohabit in a hipster-relaxed kind of ambiance.

I don’t think I could be more explicit, therefore, the choice of the location is up to you!

If you are a foodie as much as I am and that you enjoy those typical Brooklyn vibes, I can guarantee you that you will have an amazing time at Smorgasburg. Indeed, you can easily get delicious, worldwide and original food in a beautiful location at affordable prices. That is what I call a deal!

So tell me, what did you plan on doing next weekend?

We all know someone that lives with at least one person. Even you might have considered it. But for some reason, you are not quite sure it would be a positive experience. After all, not everyone is willing to let outsiders come into the privacy of their home. Here are some aspects to consider before making up your mind.

What is a room-share?

By definition, a room-share is an accommodation shared by different people. Therefore, they live on the same property and share facilities as well as utilities. There are different types of room-share.

It could be an apartment or house share, meaning a group of tenants come together to rent a place to live in. Thus, each person is responsible of the place and the full rent payment.

It could also be a room for rent, which means that a landlord rents one bedroom of the accommodation to specific individual(s), while allowing access to common areas of the housing. In that case, the tenant(s) will be held responsible for the rent of their bedroom only.

What can you expect from sharing an apartment?

The best thing to do is to simply have a talk with your roommates as soon as you or they move in. That way, you can establish standard rules from the beginning, and there will be no misunderstanding. It will ensure a good ambiance at home as you do not want any issues.

As mentioned, you will have to share basic amenities and define the common areas. That would include the kitchen, bathroom and living room. Of course, you will have your privacy since only you can access your bedroom.

However, not everyone thinks the same way, and you should understand that communication is essential to avoid crisis situations. Here are some examples of things you should talk about:

  • What are common areas? Which ones are private?
  • What about chores? And the organization?
  • How would the fridge be shared?
  • Can you bring guests?
  • Is there a curfew?
  • How do you split the bills?

Besides, I would recommend getting to know the people you plan on living with, to avoid unpleasant surprises. You do not want to discover afterward that your roommates play drums every day late at night, or that their exotic pet is a tarantula. Therefore, make sure you are all on the same page when it comes to the house rules and your lifestyles.

What are some benefits and drawbacks?

When sharing an apartment, the benefits are various.

  • The primary advantage would be that you save a lot of money since the rent is split among roommates. In an expensive place like New York City, it is a considerable perk.
  • Another advantage would be that you are not always alone. Someone is there keeping you company. It feels good especially if you recently moved to the Big Apple and you don’t know anyone yet. And who knows? This person might become your friend.
  • You can share the chores. Indeed, one can be responsible for some tasks and another for the rest of them. That way, you spend less time on doing the chores, and you have more spare time to do other things.
  • You get to upgrade your accommodation. Indeed, there are some beautiful apartments on the market. Unfortunately, they are off your budget but with the help of a few roommates, you would be able to rent one.
  • Deciding to go on a trip, having a hazardous issue or falling ill are all scenarios that imply there should be at least one other person at home besides you. You might not always be available in those situations but hopefully, having a roommate will help.
  • Having a roommate is simply a life experience. You will learn how to respect others, share, and also get to experience new things.

Some drawbacks of room-sharing include:

  • The main disadvantages of living with people are the lack of privacy and freedom. You will not be able to do everything you want unless everyone agrees to it, and as long as it is not disturbing. Moreover, sharing space with someone else can be awkward in some situations, and you might not always feel comfortable.
  • Having to share all the premises can be problematical since your roommates might not always be thoughtful and they can be selfish. They may keep common objects in their room, not share the TV remote, spend countless hours in the bathroom getting ready. Once again, the best thing to do is to talk about the issues before they accumulate and you vigorously explode once you cannot stand it anymore. After all, we think differently.
  • When living with other people, it is polite to ask for permission before taking decisions. For example, you should verify it is ok to invite people over, before throwing a party, or simply for redecorating common areas.

How to find roommates?

Usually, people tend to know already the individuals they wish to move in with. Nevertheless, it is also usual to do it with complete strangers. Indeed, living with a relative or a friend might seem like a good idea, but it often happens that things turn badly because, once again, not everyone thinks and behaves the same way. Moreover, it is more complicated to hurt a friend’s feelings by telling them they have made a mistake than to say it to a stranger.

If you wish to live with people you do not know; there are many popular platforms online that might help you do such thing. However, you must pay attention to the ads you see. People might have posted some ads in a hurry, which might result in a bad surprise for you at the end, while other ads are complete scams.

A good option would be contacting a Real Estate company that deals with room-sharing. That way, they will provide you directly with all the information you need. You can save both time and energy all at once. Indeed, agents will accompany you with everything you should know such as house rules, who your roommates will be. They would help you schedule appointments, make visits and handle the paperwork for you. Also, the agency will play the role of a mediator in case of a problem. Thus, choosing this alternative is a reliable and efficient solution.

Just remember, it is necessary to be careful with whom you choose to share a space with, since your decision will also have legal implications. Finally, choosing to live with someone else is a big step, but it can also be a fantastic adventure if everyone gets along well.

So, will you opt for an apartment share?

New York City boasts a huge array of housing options, from five-story walk-ups to multi-bedroom apartments. With a variety of boroughs, districts, and neighborhoods, you may be surprised to find many houses for sale within your price range. If you are looking to rent or purchase a home, follow these tips to navigate the process with ease.

Examine Your Budget

Home ownership is rewarding, but it can be easy to get swept up in the  glamor of owning a home outside your price point. Before browsing any options online or in person, create a budget and stick to it. Be sure to include a rough estimate of electric, water, insurance, transportation, and any other associated costs. A good real estate broker will work with you to find the best home for you within your price range, without pressuring you to increase your budget.

Know Your Neighborhood

When it comes to New York City neighborhoods, there are many factors to consider. Are the houses on your block old and regulated by neighborhood association rules? Is your new home in a trendy district that may be noisy or high-traffic? Do you have children who need a school or park within walking distance? Are you easily able to access grocery stores or other markets? Some factors may be flexible, but knowing which points you are unwilling to budge on will help narrow your search.

Parking and Transportation Considerations

While many homes for sale in NYC have a garage, others may only have restricted street parking. If you have multiple vehicles or work unusual hours, be sure to ask about parking restrictions or fees. Otherwise, consider using New York’s well established public transportation system to get around. Be sure to pinpoint the nearest bus and subway stops and calculate the length of your new commute before committing to your new house or apartment.

Ask for Disclosure Statements

Disclosure statements are a way for you, the buyer, to learn more about the house and its surroundings. The seller is responsible for collecting information about the property, such as its leaky windows or loud neighbors. Other forms of disclosure statements include notices about nearby, long-term construction or development projects. Through the use of disclosure statements, the buyer becomes informed, and the seller is more protected from future legal action.

Prepare for a Property Inspection

Full disclosure up front can help the seller and give you, the buyer, peace of mind. Still, controls are essential before closing. A property inspection is typically performed while in escrow, where an independent party holds onto funds until both seller and buyer have committed to the sale. The home inspection may bring new issues to light, which you can discuss with your seller or real estate broker.

Once you are prepared to begin the search, head to http://www.urbanliving.net/ to browse  through hundreds of the homes for sale or rent in NYC, and enjoy the process of finding your new property. Feel free to reach out to one of our experienced brokers with any questions you might have. Good luck!

New York City is a hub of travel, tourism, and business. If your company is based in NYC or associates frequently go there, consider renting out a furnished apartment. This space can play host to anyone on a business trip or attending conferences, but it can also be used for traveling clients, collaborators, and presenters. Keep reading to learn more about how furnished rentals can help your company:

Customer Comfort

Whether you plan to use the apartment primarily for your associates or for your clients, it can be a home away from home. The apartment will feel much less small and sterile than a hotel room, and it will give your visitors and guests the chance to experience the neighborhood and to live in NYC. A personal touch can work wonders for relationships with clients or company morale.

Easy Business Trips or Retreats

Furnished rentals in New York City can be more cost-effective than continually purchasing a block of hotel rooms for business trips. You can easily fly in and house associates from other branches, or host a small working/writing retreat in comfort. You can rent a furnished apartment short-term or long-term, so consider how often it might benefit your business to have a place on hand.

Cost-Effective Housing

Renting an apartment either short-term or long can still be more cost-effective than continued and grand hotel use. That is particularly the case for lengthier or more frequent visits because hotel rentals and fees can quickly add up. Besides, renting a furnished, as opposed to an unfurnished, apartment means that the furniture and major appliances are included. You can add personal decorative touches, but you will not have to stress about purchasing and moving in large chairs, tables, or couches.

Collaborative Working Environment

If you and a handful of associates are in town for a conference, a furnished rental can be the ideal place to spread work materials out and prep for the next day’s activities. Fill the fridge with snacks and enjoy the ability to work in comfort without interruption. You can leave papers stacked around or whiteboard with the results of a brainstorming session up without worrying about a morning hotel maid.

Influx of Amenities

Furnished rentals in New York have everything you need and more. Depending on the apartment your company chooses, you may have a variety of furniture, including couches, tables, chairs. and more. You should also have a fully equipped kitchen, unlike hotel rooms, which gives you the freedom and flexibility to store snacks, create meals, host small dinner parties, or simply stretch out and enjoy not being cooped up in a hotel room.

Whether you are moving to New York City for the first time or are just relocating to a different neighborhood, deciding to opt for a furnished apartment can dramatically lower the stress associated with moving. Thankfully, there are a wide variety of housing options in every borough and neighborhood and with that come many reasons to go for a furnished apartment.

Reasons to Opt for a Furnished Apartment

Did you populate your first apartment with cheap bookcases and end tables that have seen better days? Have you finally realized how much that old, worn out futon weighs? If you are traveling and moving across the country to relocate to New York City, you may even find that moving all of your furniture could be more expensive than buying new pieces. Instead, consider finding a furnished apt for rent in NYC to save yourself the trouble and unnecessary expense. Similarly, if you’re a student, moving into an available furnished multi-bedroom apartment will make it easy for you and your roommates to move in without the hassle of buying, shipping, or moving furniture.

Know What You Need

Most places will come with tables and a couch, but would you also want lamps or additional chairs? If the furnished apartment does not have a washer and dryer, are there laundry facilities close by? Similarly, consider your transportation needs. If you have a vehicle, ask about parking availability, fees, and restrictions. If not, look for the apartment’s proximity to a bus or subway stop and calculate the length of your daily commute.

Make Connections

If possible, try to connect with someone who currently lives in NYC. Even if you do not have any relatives or close acquaintances there, a friend of a friend might be willing to do you a favor and help you in your housing search. Natives and new locals alike will have a much better grasp on what apartments are available than anyone coming to the city for the first time.

Browse Your Options Online

In smaller cities and towns, it is possible to directly drive through neighborhoods and make a list of whom to call. That gets much more complicated when looking for a furnished apt for rent in NYC, however, because an abundance of information may not be readily available. Browsing online can give you a better feel for what is available, especially because you can quickly and easily narrow your search specifications. Real estate brokers are another fantastic resource, because they know the local housing market well and can help you find the perfect place.
